Talaat Moustafa Group, Egypt’s leading real estate developer, has announced a strategic partnership with GMG, a global well-being company retailing, distributing, and manufacturing a portfolio of leading international and home-grown brands across sport, food, and health sectors. Under the agreement, GMG will launch its home-grown concept, Sun & Sand Sports, the Middle East’s largest sports retailer, at the newly launched mall, All Seasons Park. The company will also open a Nike store at the highly sought-after Open Air Mall. Both malls are located in Madinaty.
The two stores will occupy an area close to 1,600 sq. m. across both destinations and are planned to open in 2023. The agreement will boost the overall retail offering of the fully integrated city and will provide visitors with the opportunity to shop from exciting globally recognized brands.
The official signing ceremony, took place at Madinaty Golf Club, and was attended by Omar Hisham Talaat, Chief Business Development Officer at TMG Holding, David Reilly, Chief Leasing Officer at GMG and Imad El Ghazal, Senior Vice President – Sports, Africa, GMG. The ceremony was also attended by Sherif Artisan, Director of Business Development, Greg Bodo, Deputy VP, Shopping Centers at TMG and Youssef Bounaga Director – Leasing, GMG.
Omar Hisham Talaat, Chief Business Development Officer at TMG Holding confirmed that the partnership with GMG comes within the framework of the Talaat Moustafa Group’s commercial strategy to bring the best international brands to meet the different needs of the group’s customers in various projects.
UAE-based conglomerate GMG entered Egypt – one of the Middle East’s largest retail markets – in January 2022 and revealed its ambitious expansion plan to open more than 100 sports retail stores across the country by 2026. GMG also established a dedicated head office in Cairo to fuel its local business growth. The diversified global well-being company has a presence across 12 markets covering the Middle East, North Africa, and Asia.

All Seasons Park is TMG’s latest upcoming shopping and lifestyle destination. The property is located in the south of Madinaty in close proximity to the New Administrative Capital, Mostaqbal City, and several other vibrant communities in East Cairo. The new shopping attraction comprises 32,000 sq. m. of GLA and contains 230 stores spread over three floors.
All Seasons Park will become a focal point for shoppers and visitors as it houses an array of shopping, entertainment, dining, and medical services. The mall’s medical offering will comprise a wide range of services, including medical clinics, laboratories, and x-ray centers. Architecturally, the mall is built with the end-user in mind, it boasts a unique architectural style with winding corridors that intersect together to provide a pleasant shopping experience. In addition, the mall contains outside green areas, water fountains, and man-made lakes.
Open Air Mall is one of the largest shopping and lifestyle destinations in Egypt and the Middle East.
The mall comprises 92,000 sq. m. of GLA spread across eight different themed buildings. The mall has been operational since 2019.
Both shopping properties are easily accessible to both madinaty residents and visitors, they are a 10 to 20-minute drive from Al Sherouk, New Cairo, the New Capital and Al Rehab City, they are also strategically located in close proximity to the 1st, 3rd and 5th settlements and they have a direct catchment area of approximately 4.5 million people.
