Tibia Developments company, announced launching “Swiss Inn Tibia Hotel & Residences” project in the Green Revolution district at Sheikh Zayed City, as this project aligns with the company’s strategy to expand its operations and enter the hospitality and hotel investment sector, besides the project combines hotel units with serviced residences, in partnership with Swiss Inn Hotels & Resorts, which will manage and operate the project.
For his part, Eng. Osama Shaaban, founder and Chairman of Tibia Developments, said that launching Swiss Inn Tibia Hotel & Residences is part of the company’s strategy to diversify its portfolio and enter real estate sectors with different operational and investment aspects, noting that the project represents a move towards developing real estate assets whose value is linked not only to the property itself but also to the efficiency of its management and operation.
He added that the choice of Sheikh Zayed City as the project’s location is based on a number of investment advantages, most notably: the continuous urban growth, the increasing volume of activities and services, and the area’s connection to a network of main roads, as the project is situated in the Green Revolution area on Nozha Street, near Cairo-Alexandria Desert Road, 26th July Corridor, and Al Ahly Club.
He pointed that the project is located on an area exceeding 16,000 square meters, with approximately 22.5% of the land allocated to buildings and the remainder to services and green areas, which reflects the nature of the project as an integrated hospitality asset rather than a traditional residential project.
In addition the company aims to capitalize from the urban growth that Sheikh Zayed area witnessed and the demand associated with residential, commercial, and hotel activities there.
He emphasized that the project’s nature as a Hotel, serviced residences ensbles it to offer a product distinct from traditional residential projects by combining unit ownership with the benefits of a specialized hotel management system.
He noted that the units are offered in various areas, with payment plans ranging from 8 to 15 years, and a construction period of approximately 3.5 years.
He assured that the presence of Swiss Inn Hotels & Resorts as the management and operator is a key element of the project’s economic model, which enables the separation between the roles of real estate development and hotel operation, enabling Tibia Developments to focus on developing and executing the property, while Swiss Inn manages the hotel operations leveraging its operational expertise.
Eng. Ahmed Saad El Behairy, Co-founder and CEO of Tibia Developments, explained that the partnership with Swiss Inn aims to establish an integrated investment model in the hospitality sector, noting that the success of hotel assets depends not only on the project’s location and construction quality, but also on the efficiency of management and operations and their ability to maintain service levels and the asset’s operational value over the long term.
He pointed that this model represents one of the pillars upon which Tibia Developments is basing its expansion, especially given the founders’ previous experience in contracting, execution, and residential project development, in addition to the company’s track record, which includes Allora Hub and Tamaya Residence in Sheikh Zayed.
He added that the project aims to leverage the combination of Tibia Developments’ real estate and implementation experience with the hotel expertise offered by Swiss Inn, thus transforming the project from mere real estate units into a fully operational and manageable hospitality asset within a specialized hotel system.
He pointed that Tibia Developments is responsible for the development and implementation of the project, while Swiss Inn Hotels & Resorts will handle the hotel management and operation, under a contract designed to offer a model that combines real estate investment with hotel operations, with fully finished hotel units and serviced residences delivered.
