Marvel Green Developments has unveiled its real estate development strategy, focusing on the launch of commercial and mixed-use projects designed to address the evolving urban and population needs of New October City.

As part of its expansion plans in West Cairo, the company adopts a research-driven approach, assessing demand dynamics, occupancy levels and population movement before determining the optimal project type and location.

Mohamed Abdel Razek El Manshawy, Partner and Co-Founder of Marvel Green Developments, said that the rapid evolution of West Cairo’s real estate market, particularly in newly developed cities, requires developers to adopt a more tailored approach to project planning.

“Each area has its own dynamics and requirements, making it increasingly important to understand local demand rather than applying a one-size-fits-all development model,” El Manshawy added.

He explained that the company’s investment strategy focuses on monitoring population growth and residential occupancy rates, as well as the nature of existing activities and services and the extent to which each area requires new offerings.

This approach helps the company determine the most suitable real estate product for each location.

He noted that New October City is witnessing rising occupancy rates and increased population activity, driving greater demand for commercial services and activities.

El Manshawy further explained that higher population densities across residential developments are creating corresponding demand for retail, services, and day-to-day activities.

Marvel Green’s vision is centered on developing projects that address the actual needs of the areas in which it operates. The objective, he explained, goes beyond simply developing commercial units, focusing instead on selecting the right activities and locations based on each area’s characteristics and anticipated demand.

He added that location is a key consideration in the company’s development decisions. Marvel Green’s projects in New October City are strategically positioned near the city authority and one of the city’s main entrances, providing strong accessibility and proximity to key areas.

He disclosed that proximity to major roads and key entrances is an important factor for commercial and service projects, given that their success depends largely on ease of access and the volume of daily traffic in their surroundings.

“ The company’s site assessment includes analyzing population and vehicle movement, surrounding residential areas, existing services, and the needs expected to emerge as the city continues to grow,” El Manshawy said. “Furthermore, Marvel Green’s company’s decisions are not based on location alone, but on a range of market indicators, including demand patterns, purchasing power, occupancy rates, competitive intensity, and the activities and services needed in each area. The aim is to develop a real estate product that aligns with the characteristics and requirements of the target market.”

He explained that New October City is witnessing urban expansion alongside rising occupancy rates in a number of residential developments, increasing the need for commercial and service activities near population centers.

Additionally, Marvel Green’s co-founder believed that the growth of new cities gradually changes the nature of real estate demand. As residents move in and occupancy rates increase, the focus gradually shifts from providing residential units to delivering the services and activities that residents need in their daily lives.

He explained that this shift is one of the factors guiding the company’s development strategy in New October City, particularly as the city continues to expand and new residential communities emerge, creating demand for commercial, administrative, medical, and other services.

The next phase of West Cairo’s growth will make market research increasingly important before launching new projects, particularly in cities that are still undergoing urban and population expansion. Moreover, demand varies from one area to another depending on occupancy rates, population profiles, and the services already available, according to El Manshawy.

He concluded that Marvel Green aims to capitalize on growth opportunities in New October City by developing projects that align with the area’s needs and are commercially viable, relying on assessments of location, demand levels, and the nature of each activity before making investment decisions.

  • Master El Zenouki and Zinox El Zenouki Launch Discounts of Up to 15% Throughout November Zinox El Zenouki: Online Sales Surge 300% in October Amid Price Reduction Campaign Mahmoud El Zenouki: Discounts to Cover All Master and Zinox Products in the Final Week of November Zinox El Zenouki and Master El Zenouki, two cookware companies, have launched a series of promotional offers featuring discounts ranging from 10% to 15% throughout November, as part of a strategy to boost sales and make their products more accessible to a wider range of consumers during the annual shopping season. Mahmoud El Zenouki, CEO of both companies, said the promotional campaign features weekly discounts on selected product models, with the offers set to expand from November 26 to cover all available products and models. El Zenouki explained that the promotions began in the first week of November, with both companies closely monitoring consumer demand and sales performance. Positive results emerged from the first day of the campaign, with a noticeable increase in demand for their products among traders and retail outlets within major retail chains, alongside stronger online sales across both companies. He added that the expanded November promotions build on the strong results achieved by the promotional campaigns implemented in October, when both companies recorded their highest-ever monthly online sales, driven by increased consumer demand for online shopping and the discounts offered to customers. El Zenouki revealed that online sales surged 300% in October compared with September, coinciding with a promotional campaign offering discounts of 10%. He noted that these results encouraged both companies to expand their November offers throughout the entire month, rather than limiting them to a single week. He expects online sales in November to surpass the record levels achieved in October, supported by continued discounts, a wider variety of product models included in the promotions, and growing consumer interest in seasonal offers, particularly during the White Friday shopping period. El Zenouki also reported that online sales grew by approximately 36% during the first nine months of 2026, while both companies aim to increase their overall online sales growth rate to 50% by the end of the year. The target forms part of their strategy to strengthen e-commerce operations and capitalize on the results of their marketing and promotional campaigns. Regarding traditional retail channels, El Zenouki highlighted the positive results achieved through newly introduced in-store display solutions, which have improved product visibility and increased customer engagement. These improvements support the companies’ efforts to enhance product presentation at retail outlets while simultaneously stimulating sales through their online channels. On the product development front, El Zenouki revealed that the company is considering introducing new models next year under the “Master El Zenouki” brand, featuring non-stick cast aluminum cookware with ceramic and granite coatings. These products are available in a variety of color options, ranging from five to six colors per model, offering consumers a wider selection. The company is also exploring the introduction of new stainless steel cookware models under the “Zinox El Zenouki” brand. El Zenouki emphasized that both companies remain committed to boosting sales through expanded promotional campaigns, new product designs, and improved retail display solutions. By capitalizing on the seasonal discount period, the companies aim to strengthen sales across both e-commerce and traditional retail channels, supporting their growth targets for the end of 2026. About Zinox El Zenouki Zinox El Zenouki is a cookware brand operating under El Zenouki Group, an Egyptian industrial group established in 1964. The brand specializes in manufacturing stainless steel cookware and continues to develop its product portfolio, expand production capacity, and strengthen its presence in domestic and international markets. As part of its industrial expansion strategy, Zinox El Zenouki is currently developing its second manufacturing facility through a project to establish a new factory dedicated to producing stainless steel cutlery and tableware. The facility is intended to serve both the Egyptian market and export markets, supporting the company’s plans to expand its manufacturing operations and international presence. About Master El Zenouki Master El Zenouki, part of El Zenouki Group, specializes in manufacturing die-cast aluminum cookware with non-stick granite and ceramic coatings. The company has successfully expanded its manufacturing and export operations, producing approximately 750,000 pieces in 2025, while targeting an increase in annual production capacity to 1.1 million pieces in 2026. In recent years, Master El Zenouki has strengthened its international presence by entering new markets, including Kuwait, the United States, France, and Venezuela, while further consolidating its position in Saudi Arabia. These developments form part of a broader strategy to expand exports to Gulf countries and Eastern Europe and increase the availability of its products in the United States. The company’s growth strategy focuses on modernizing production lines, improving operational efficiency, and developing new cookware models that meet the needs of diverse consumer segments.
